It is important that you read and fully understand these booking terms and conditions. If anything is unclear please contact the owner for further explanation to avoid any misunderstanding.

Bookings are subject to the following terms and conditions:

  • A contract between you and the owner will come into existence when the deposit or full payment is received, and a booking confirmation is issued showing the confirmed holiday dates.
  • The deposit/full payment must be paid within 3 days of the booking being placed.
  • The contract binds you, the lead booker, and all the members of your party who are part of the booking. It is your responsibility to ensure that all the members of the party accept the terms of the contract set out in these terms and conditions. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking.
  • A 25% deposit of the holiday cost is payable at the time of booking.
  • Bookings made less than 42 days (6 weeks) before your arrival date must be paid in full at the time of booking.
  • Any balance due must be paid no later than 42 days before the commencement of your holiday. If the balance is not received by the due date your holiday will be treated as a cancellation.
  • The customer remains liable for a percentage of the booking cost when a cancellation is received as detailed below:

  • If the owner is successful in getting a replacement booking, the owner will refund the total amount paid less a 5% administration fee and any difference in price between your original booking and the replacement booking.
  • The owner strongly advises that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
  • If your booking is cancelled due to circumstances beyond the owner’s control, notification will be given of the cancellation as soon as possible and the owner will promptly refund all payments made to them for your holiday. The owner’s liability for cancellation will be limited to payments made to them.
  • The maximum number of persons occupying the property must not exceed 4 persons and only those listed on the booking form can occupy the property. If you wish to invite additional visitors to visit you during your stay, please ask the owner first.
  • Please be advised that no extra overnight visitors are allowed to stay at the property. Only registered guests may stay overnight.
  • Bookings cannot be accepted from persons under 18 years of age.
  • The owner reserves the right to refuse a booking without any given reason.
  • The owner, or their representatives, reserve the right to enter the property at any time to undertake essential maintenance, repairs or for inspection purposes.
  • Tenancies normally commence at 4pm (1600 hours) on the arrival date and guests are required to leave the cottage by 10am on the day of departure. Failure to do so may result in you being charged a further day’s rental.
  • You must not use the property except for the purpose of a holiday.
  • Smoking or vaping is not allowed in the cottage. Pets are not allowed anywhere on the property. These requirements must be strictly adhered to. Failure to comply will result in immediate termination of occupancy and forfeiture of all payments. Any damage or extra cleaning required will be at your expense.
  • Damages and breakages – please treat the cottage with due care so that other guests may continue to enjoy them. If you notice something missing or damaged let the owner know immediately so appropriate action can be taken. If there has been any damage or breakages during your stay, please report them promptly, especially before check-out. The cottage will be inspected at the end of your holiday and you may be charged for any loss, damage or extra cleaning costs, payable in full within 7 days of the owner’s notification.
  • If damage occurs and the owner is required to cancel any subsequent bookings, the owner may claim against you for any loss arising as a result.
  • Please do not move any of the furniture from one room to another, or any of the indoor furniture, furnishings or bed linen outside.
  • Please remove outdoor footwear before entering the cottage.
  • Please lock the doors when you leave the cottage unoccupied.
  • Please ensure the entrance gate at the rear of the cottage is closed at all times when not in use to prevent the free roaming sheep and boar entering the garden. The gate at the front of the cottage is locked permanently for that reason.
  • Please make sure you switch off lights, including Christmas lighting, heating or any electrical appliances, and unplug mobile phone/tablet chargers, when you go out.
  • The owner reserves the right to make a charge to cover additional cleaning costs if you leave the property in an unacceptable condition.
  • Please note that if any keys issued are not returned at the end of the stay, the cost of replacement will be charged to you.
  • You may in no circumstances re-let or sublet the cottage.
  • The owner shall not be liable to you or your holiday party for loss or damage to property, however arising.
  • The owner will not be responsible for events outside of their control, such as the breakdown of domestic appliances, plumbing, wiring, temporary invasion of pests, building works at adjacent properties, damage resulting from exceptional weather conditions or other unforeseeable circumstances.
  • All inventory must remain in the cottage and not be taken to another property.
  • You are responsible for the supervision of all members of your party under 18 years of age at all times. All children must be supervised around the pond in the front garden.
  • Please park your vehicle in the designated parking space, ensuring you do not block access to other properties.
  • Please respect the community and try to keep noise levels to a minimum between 10pm and 8am.
  • The owner reserves the right to terminate your rental agreement with immediate effect where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. In such circumstances, you will be asked to leave the property without any refund of the rental amount paid.
  • Fireworks, Chinese lanterns, firepits, candles and portable BBQs are prohibited.
  • Please note that the cottage is over 100 years old and was built before the days of damp courses and other modern forms of construction. Consequently, the walls may show signs of dampness particularly in spells of wet weather. If you have concerns about this please speak to the owner before making your booking.
  • Every effort is made to clean the cottage to a high standard. Despite this the location of the cottage does attract spiders and webs can be spun very quickly following a thorough clean. Please let the owner know if this or any other detail or feature may affect your enjoyment of the cottage before making your booking.
  • You and all members of your party must at all times comply with the applicable laws, and local or Government guidance, and ensure that you and members of your party do not do anything illegal.
  • If you wish to use the services of a third-party supplier, e.g. chef, beautician, this must be agreed with the owner beforehand. If you bring a third-party supplier without consent the owner reserves the right to ask them to leave. We do not accept liability for the activities of third-party suppliers.
  • Wi-fi – you agree to reasonable and lawful use of the wi-fi service. The owner accepts no responsibility for illegal use made by you or any member of your party. Provision of wi-fi is subject to availability and network conditions. It may not be available 24 hours a day and is provided for leisure not business purposes.
  • Any problem or complaint must be reported immediately and directly to the owner to allow an opportunity to resolve it. Complaints will not be accepted after the tenancy at the cottage has ended.
  • Non-compliance with these Terms and Conditions will be considered a breach of the rental agreement and the owner reserves the right to terminate the booking with immediate effect and without a refund.
  • This property is privately owned. The owner expects all guests to treat the cottage with respect and leave the property in the same condition as it was at check-in.
  • The owner has compiled the information about the cottage on the website and in social media as accurately as possible. Every effort is made to ensure the property details are correct. However, facilities may be altered or withdrawn for reasons outside of the owner’s control, in which case the owner cannot accept responsibility.
